Hanwood Park is one of the most significant new neighbourhoods in the East Midlands - built around the idea that a great place to live is about far more than bricks and mortar.

Set to the east of Kettering and Barton Seagrave, with open countryside on the doorstep and a fast rail link to London in under an hour, Hanwood Park offers a genuine quality of life: space, nature and a growing sense of community, without being far from everything you need.

At the start of 2026, nearly 300 residents took part in our first major community survey, giving us a clear picture of who lives here and what matters most. The findings confirmed that health services, local shops, schools, green spaces and safe routes for walking and cycling were among the strongest priorities - and these sit at the heart of everything we are working to deliver
